The running repair list, handled.

Home and business maintenance across Yavapai County — paint, drywall, exterior upkeep, demo and cleanup — from one licensed, accountable owner-operator.

Licensed · Bonded · Insured ROC #327959 · Active Residential & Commercial Owner on every job

Most properties have a running list. A few of them are jobs; most of them are ten-minute items that have been waiting a year because none of them alone is worth calling anyone about. Send us the whole list. Being licensed means we are not capped at the small stuff, and being the same person every time means you are not re-explaining your property to a stranger.

The kind of work that goes on the list

Homes, businesses and rentals across Yavapai County:

  • Paint touch-ups and repaints — one wall, one room, or the whole exterior.
  • Drywall patches and texture matching — holes, cracks, nail pops and the marks a previous tenant left behind.
  • Caulking and sealing — the maintenance item that quietly prevents the expensive ones.
  • Doors, trim and hardware — doors that stick or will not latch, damaged trim, loose fixtures.
  • Siding and stucco upkeep — small exterior repairs caught before weather turns them into structural work.
  • Small repairs and replacements — the miscellaneous middle of the list that nobody wants to make five phone calls about.
  • Tile, cabinets and millwork — cracked tile, loose doors, damaged casework and the fittings that take daily use.
  • Windows and doors — repaired or replaced, including the trim and framing around them.
  • Emergency board-ups — after a break-in, a storm or an impact, securing the building so the weather and everyone else stays out. Call any time.
  • Demo, haul-out and cleanup — when something needs to come out before anything else can happen.

How we work a list

Built for the property owner or manager who wants one contact and one invoice:

  1. Send us the listA text, a photo of the notepad on the fridge, or a spreadsheet of units. However you already keep it is fine.
  2. We walk the propertyAnd usually find one or two things worth adding, plus a couple that are smaller than you thought.
  3. One written quote for the whole listSo you can see it together and decide what happens now and what waits.
  4. We knock it outGrouped sensibly, so related items get handled in the same visit instead of spread across weeks.
  5. Clean up and check inThe site left clean, and a straight answer on anything we noticed that is worth watching next season.
Property managers and landlords: rental turns, make-readies and tenant repairs are exactly what the commercial side of our license is for. Paint and drywall are most of a turn — and both are our own trade, not something we hand off.

Worth adding before it grows

The items that are cheap now and are not cheap later:

  • Caulk that has opened up at tubs, counters, windows or exterior trim
  • Any stain on a ceiling or wall, even a dry one
  • Doors that have started sticking — often the first sign of settling
  • Cracks reappearing in the same spot after a previous patch
  • Peeling or chalking paint on the sunny side of the building
  • Soft or damaged trim, fascia and thresholds

Common questions

Do you work with property managers?
Yes — that's exactly what the commercial side of our license is for. Rental turns, make-readies, tenant repairs, and the standing maintenance list across your properties, handled by one licensed, insured contractor.
What's the difference between maintenance and a handyman?
In Arizona, unlicensed handymen are limited to jobs under $1,000 total and nothing that needs a permit. A licensed contractor isn't capped like that — so the repair list doesn't have to be split up or left half-done. Verify any contractor at azroc.gov.
What kinds of maintenance do you handle?
The recurring upkeep a property actually needs: paint touch-ups, drywall repairs, caulking and sealing, siding and stucco upkeep, doors and trim, small remodel-and-repair items — and demo with cleanup when something's coming out.
